The 2026 Numbers

The data for June 2026 shows a market that is remarkably healthy and "balanced." In real estate speak, a "balanced market" typically means about 5 to 6 months of inventory, and Brunswick is sitting right in that sweet spot at 5.4 to 5.5 months of supply.

What does that mean for you? It means you actually have time to think! You aren't necessarily rushing to see a house 15 minutes after it hits the MLS.

  • Median Single-Family Home Price: Currently ranging between $404,000 and $431,000.
  • Condos & Townhomes: A fantastic entry point for retirees or first-time buyers, with medians sitting between $273,000 and $280,000.
  • Sales Activity: Interestingly, despite the balanced inventory, demand is still surging. Pending sales are up a whopping 28% year-over-year, and closed sales have jumped about 19%.
  • Pricing Power: Homes are generally selling at about 98% of their list price, meaning there is a little bit of room for negotiation, but sellers are still getting fair value.

New Hanover County, home to the vibrant city of Wilmington and the iconic Wrightsville Beach, remains the cultural and economic heartbeat of the region. However, because the county is geographically smaller and more densely populated, the real estate market here stays consistently tighter.

If Brunswick is "balanced," New Hanover is still leaning toward a "seller’s market." Inventory is significantly lower, which keeps prices elevated and competition a bit stiffer.

  • Median Sales Price: You can expect to see prices in the $450,000 to $500,000 range for single-family homes.
  • Tight Inventory: We are looking at only 2.9 months of supply. This scarcity is what continues to drive the price gap between the two counties.
  • Speed of Sale: Homes are spending roughly 47 to 67 days on the market. While that’s slower than the 48-hour sales we saw a few years ago, it still requires buyers to be prepared and decisive.
  • Growth in Townhomes/Condos: Because single-family homes are becoming a premium, the condo and townhome market is exploding. New listings in this category are up 23.6%, offering a more manageable price point for those who want to be near the action.

Living in New Hanover County means you’re never more than a few minutes away from world-class dining, the historic Riverwalk, or the surf at Wrightsville Beach.
